Cape & Islands Homes
The Residences at South Cape Beach
“These condominiums are an exceptional value on Cape Cod,” says Thomas Quinn, Broker for the property. “There is excellent privacy in this small gated community and very low-cost maintenance. A high level of detail has gone into the execution of all the finishes, from custom designed and built cabinets, to beautiful stonework and trim on the interior and exceptional landscaping outside. The list goes on and on.”
The 24 condominiums, 11 of which are available for sale, feature two bedrooms, two and one-half bathrooms, a spacious and well-appointed kitchen, a living room with an adjoining sun deck and a dormered loft. The lower level of each unit features a large entertainment area, a laundry room, additional closet space, and a home theater, which comes equipped with a 100-inch screen, excellent projection and sound, all the necessary lighting and space for 10 seats. “We just ask you to bring the theater chairs,” Quinn says.
Like most homes, one of the focal points in these units is the kitchen. The gourmet custom-made kitchen features a stylish, four-seat island in the center, commercial appliances, abundant cabinet space, and a connected dining area with scenic views. The kitchen is equipped with a KitchenAid 42-inch commercial-grade refrigerator, a commercial six-burner range, and a stainless tub dishwasher. The two-sided, all natural gas stone fireplace adds a warm, classy touch and opens to both the kitchen—and the living room. “The kitchen is a focal point.” says Quinn. “People love them.”
On the first floor, the living room offers wonderful options for entertainment and relaxation. On the upper level above, the spacious loft area can be used as a reading room or a workspace. “People use it for reading, art, or a home office,” says Quinn, who adds that the unique crown lighting and other built-in details create a warm, comfortable environment.
The unit’s two bedrooms boast high cathedral ceilings with roomy walk-in closets. “Most condos aren’t offered with two large cathedral bedrooms,” Quinn says. “The bedrooms are similar to what you would find in an upscale luxury home.”
The ensuite all marble baths are stunning. The best of fixtures, custom cabinets, rated venting systems, rainwater shower heads and an adjustable handheld sprayer will suit all your needs. The second-floor bathroom features an open shower with an attached six-foot jetted tub, a double vanity, and high ceilings—details Quinn says are not typically found in other condos.
Throughout the unit, rooms are appointed with top of the line Andersen 400 Series tilt-wash windows. Additional finish details found throughout include elegant and custom-built moldings, baseboards, and trims. Rooms are wired for cable access—including the kitchen.
The theater comes complete and ready to turn on and is conveniently wired for high-definition cable, Blueray, and access to all providers including Netflix, Hulu, and Youtube. The lower level also offers lots of additional closet space and a full-walkout featuring an Andersen gliding door and windows.
The unit’s Hydro Air heating and cooling system is state of the art—and 95% efficient. As a result, residents can expect a reduction in heating costs of 30 percent or more compared to a standard hot air system. “The heating cost savings and the low condo fees make these units approximately $500 less per month to own when compared to local units of comparable square footage,” Quinn says. “This savings was engineered into the design and is realized each and every month.”
Outside, the deck off the living room is constructed from Azek decking material—a composite that is extremely weather resistant—and vinyl railings that are maintenance-free. Each unit also comes with two assigned parking spaces, and a brick walkway and granite steps lead to the front door. Overflow parking is also provided.
The landscaping throughout the development is beautiful. The roads are lined with attractive stonewalls, trees and a special lighting package, and the development offers its own post office where residents can pick up their mail and packages and drop off mail for posting. Everything outside the units—including landscaping, snow removal, trash pickup, painting and any other maintenance—is included in the condo fees.
A gated community, the Residences at South Cape Beach offers unsurpassed privacy and security. A remote-controlled video monitor allows residents to access the gate function from inside their condo.
The condominiums are located about one-tenth of a mile from the entrance to South Cape Beach. “It’s a great swimming beach with the warm waters of Vineyard Sound,” Quinn says. “The South Cape Beach Preserve features walking trails, luncheon platforms, birding vistas and lots of beach and offers access to Waquoit Bay. People come from all over to hike the Great Flat Pond Trail.”
