Designed for a new chapter in life, this Centerville retreat proves that the most memorable Cape homes aren’t defined by their views—but by the moments they create.

There is an almost instinctive assumption when building a dream home on Cape Cod that everything begins with the view. A stretch of salt marsh, an expanse of ocean or a ribbon of harbor often becomes the organizing principle around which architecture takes shape. But when architect Doreve Nicholaeff AIA, RIBA, principal of Doreve Nicholaeff Architecture in Osterville, first walked the wooded Centerville property that would eventually become one homeowner’s cherished Cape retreat, she saw something else entirely.

The site offered privacy rather than panorama. Mature trees embraced the property, and the existing house—aging, poorly oriented and nearing the end of its useful life—turned its back on the very qualities that made the setting special. Instead of welcoming sunlight into the heart of the home, the building cast much of the backyard into shade. For a client who envisioned weekends filled with family, grandchildren and leisurely afternoons around a swimming pool, the property wasn’t living up to its potential. 

“The house was facing north,” Nicholaeff recalls. “You really want southern light. She wanted a home where she could entertain, have a pool and create beautiful outdoor living spaces. That became the starting point.”
